Usually, you have a seller desperate enough to offload his property and a buyer who walks in, starry-eyed and agrees to purchase it, at the specified rate. Soon, both the parties agree to the purchase terms and a contract is drawn up and money changes hands. Sounds good, so far, right? But after the buyer takes possession of the property and a few months down the line, he soon runs into a raft of problems from water seepage, mold, termites, to cracks in the roof and the list goes on. This is why you opt for a home inspection. Read on to know more.

  • Full disclosure: When it comes to a home inspection in Edmonton, the first thing that you need to realize is that the inspector acts more like your shield against unwanted surprises, and it will come in handy for the long haul. For starters, the home inspector will submit a form to the seller, asking him for a complete disclosure regarding all the current problems concerning his property. The disclosure would generally cover issues such as Black Mold, pest problems, roof leaks, foundation damage, and more. The seller cannot claim later on that he was not aware of these issues and hence the full disclosure.
  • Insurance matters: When it comes to a home inspection you must first find out if the inspector is insured or not. And you must also realize that though the house inspection process is risky at times, the inspector will not deliberately take risks, just so that he can get paid or get good feedback for a job well done.
  • It will not cover everything: A home inspection is not going to cover everything. Unless you had specifically requested, it certainly will not include testing for Radon or Black Mold. The home inspector would take a close look at the property but unless there are suspicious signs such as new paint, the inspector would restrain himself to a visual examination of the property. Keep in mind that the inspector is not there to suggest repairs or make guesswork as to how long the roof will last. Rather he is there to take an objective assessment of the property and to point out the concerning flaws to you in the form of a report.
  • Check out the inspector: As a buyer, you must pick the right home inspector and that is why you need to check him out. You can start by asking the home inspector a few relevant queries, such as “are you licensed or certified to carry out a home inspection”, “how long the process will last” or “how soon would I get my report”. Apart from these questions, you may also want to find out how much they charge for the home inspection. This may not be a factor in selecting the right person but it could matter.
