There are so many home maintenance and repair tips to prolong the life of your abode that it sometimes becomes difficult to establish, which are the most critical issues that need to be addressed. Experts witness a variety of best and worst-case scenarios regularly. And hence to simplify things for you, we have compiled some tips from professionals. Overlooking basic maintenance can open the door to a host of various other issues. So, have a look at these tips and get started on the right foot.

Bathroom, Sinks & Drains

Check your bathroom and sink drains, and clean them out on a regular basis. Along with that, periodically wash and replace (if required) your shower curtain liner; hair and cosmetics can clog your drainage system.

How can you do this?

  • Start by shutting the tap off before taking your sinks apart.
  • Then, place a bucket underneath the tap to ensure no more water goes down the drain.
  • Remove the tarp to pull out the waste. Once it’s done, put the sink back together.
  • Then, to disinfect the sink, boil two quarts of water and set aside. Combine one cup of vinegar to one cup of salt and baking soda, to make a solution.
  • Pour this mixture into the drain, and wait for 30 seconds. Next, pour the boiling hot water into the sink.

If possible, avoid using the sink for a few hours to let the disinfectant work its magic. You can perform the same procedure with your garbage disposal. Run water and flush toilets in unused spaces to prevent dust, dirt, and other kinds of germ buildup.

Smoke Alarms & Carbon Monoxide Detectors

Check to see if your alarm is working properly or not. This inspection is no brainer. Push the test button on the front side of the unit; if the alarm goes off, the detector is working. If it doesn’t, you may need to replace the batteries or call an electrician to check the wiring. Usually, smoke detectors have a ten-year lifespan, and batteries need to be changed annually. So, make sure to check the expiry dates to remain on schedule.

Exterior Inspection

During the winter, it is essential to ensure that the formation of icicles is not preventing the garage door from closing properly. Also, ice dam formation in the winter clogs the gutter. Therefore, you must also inspect all your gutters and gut them out regularly. For a detailed property inspection report, seek help from professionals. You must also watch your roof for snow overload and inspect all unfinished areas in the basement for leaks near the foundation.

Interior Maintenance Tips

  • Dust the air and heating vents regularly to ensure optimal air exchange.
  • Check plumbing fixtures for leaks.
  • Inspect your water, energy, and sewer bills for excessive costs.
  • Clean your oven with elbow grease to prevent a build-up that could lead to a fire.
  • Check and replace (if needed) the batteries of your flashlights and lanterns. Keep your trash cans disinfected, at all times of the year.

Utilities

  • Check your water softener regularly and ensure that salt is added when required. Many water softeners are automatic.
  • Check the replacement date for your water furnace and heater.  Budgeting ahead of future replacement can help you manage your finances better.
  • Check your HVAC, humidifier, and dehumidifier filters and change them quarterly to prevent dust from circulating through the air. If you think you can’t do all this on your own, employ home inspection services.

Home Maintenance Goes A Long Way

While many of these tips seem obvious, the fact is, chaos can ensue if you don’t take action to protect the largest investment of your lifetime. Following these home maintenance tips and making it part of your routine can help you save a lot of time and money in repairs.
